Abstract. The traditional protection concept focuses on protection of historical relics， ignores common historical buildings， thus results in a large number of traditional residential areas and industrial heritage was destroyed in the city construction. In recent years， a series of successful cases of historical building commercial renaissance have appeared in each big city in our country， and gradually has become the main form of historical buildings protection and renewal. This paperanalyzes the significance and necessity of the city historic commercial renaissance from the three perspectives of evolution of city spatial form， government thrust and guideand the market mechanism promotion.

1. Introduction
"The cities with no historical buildings are like human beings with no memory；the development of mankind’s city should not only for a better vision of the future， but should review the development history of the preserve history."
Historical buildings are for the past memories， which are organic parts of city space， but also constitute a cultural basis and historical background of historical architecture for the survival of the built environment， from the traditional historical relics which are formed in the modern architecture of the city in the background appear weak weakness， historical appeal will reduce. Due to the limitations of historical and cultural value of cognition， value judgment on the construction of their historical value， aesthetic value and cultural value and intrinsic value， ignoring the interaction between culture， social and economic and other factors and historical value of the building. The concept deviation and conservative value assessment system， lead to some considered traditional residential area historical value， aesthetic value and lower modern industrial heritage were destroyed in the process of city development. These projects are in the original building on the basis of renewal， new business functions. In the continuation of the history building at the same time， inject new vitality into the historic buildings， but also for historical building renewal provides new way， opened up a new situation for the study of the preservation of historic buildings. And this historical building business recovery model is consistent with the city spatial evolution of objective laws， and product conform to the trend of social development. 2. City spatial form evolution
Since the reform and open policy， our country city's rapid economic development， along with the rapid process of transformation of the old city， spread with unprecedented speed. The traditional residential area and the industrial restructuring and the hollow of the decline of the industrial heritage has become an inevitable result of city spatial form evolution， provided the material basis and renewal and historical building commercial renaissance.
2.1 Hollow traditional residential area
The traditional residential area， the endless small household affairs， left unclear fuel containing a city residential culture the most vivid， the old house is entrusted with the people of this city's fondly. The traditional residential increasingly become desolate "city village"， living in dilapidated filthy obscures the history and culture of bright， traditional residential area with the contradiction between value and historical value is becoming more and more serious.
2.1.1 The aging of building structure
The traditional residential buildings long time， perennial lack of effective maintenance， coupled with years of erosion， building structure aging. At the same time as the original building space to meet modern social housing demand， housing for expanding the use of space for easy expansion on the basis of the original structure， the original architectural appearance is difficult to differentiate. Illegal structures are also increasingly encroached on the road system is not well-off， hidden space situation be of serious fire danger. Moreover， the traditional residential buildings housing property owners often complex， is now building structural aging caused the main reason is No one shows any interest in the. In the great living pressure， these traditional residential into dozens of people sharing a tap warrens， drainage system is difficult to meet the needs of the life， caused the filthy sewage crosscurrent. The aging of building structure is one of the inevitable problems in the process of the evolution of traditional residential area， inevitable also material development. The construction status of the urgent need for reform and renewal of be placed in jeopardy.
Living culture is the soul of the traditional houses， buildings without culture is like lost souls， just a body dead. While living in the process of city development of traditional residential culture gradually disappear and the main reasons are the following three points. On the one hand， with the gradual deepening of the impact of globalization， the development of transportation and information technology has accelerated the exchange and intercourse within the scope of world material， personnel and other factors. Western mainstream social values and behavior patterns influence character by environment influence on Chinese traditional values. Way of life gradually westernized become universal social phenomenon， as an epitome of the impact of globalization， the change of life style is one of the causes of residential culture disappeared in traditional dwellings. Second， the economic development of the city to promote the city's population mobility is too rapid. Because of different life background， and lack of appropriate city native culture of emotional feelings， resulted in disregard of the original residential culture. Thirdly， the pace of life in the modern city， there is a great contrast with the traditional residential culture to be in a leisurely and carefree mood， living here of migrant workers， the heavy pressure of work and the fast pace of city life to experience the rich old residential areas in the cultural connotation. Therefore， historical buildings in the commercial revival for the protection of traditional houses not only lies in the protection and inheritance of the art of architecture， it is more important for the mining and regeneration capacity for building behind the cultural connotation.
2.2 The old industrial decline and transformation
With the development of social economy and the progress of the technology， once brilliant traditional industrial city because of backward in technology， products to meet the market needs gradually withdraw from the stage of history， and the social adjustment of industrial structure has also led to some traditional labor-intensive industry get into trouble. At the same time， there is inadequate city planning exposure appears to the quick expansion of city scale， city was originally located in the surrounding industrial plant has been in a new wave of construction of new residential areas surrounded by， and for the future development of the city's consideration and pay more attention to the quality of the living environment， the existing factory area is gradually outward migration. Social adjustment of industrial structure leads to a changed pattern of city space； city center left industrial factory buildings and production facilities large amounts of waste. Once witnessed the city industrial development industrial plant， now become overgrown with wild city， how to protect and update the abandoned building becomes an unavoidable problem in the process of city development. The internal space huge industrial and firm structure has provided the foundation for building the revival of business transformation； make the old plant achieve sustainable city space development and protection and regeneration. Construction of the commercial revival of old buildings， not only is the regeneration of the architectural function， much more concerned with the heritage of the representative of its architectural industry culture is important. Industrial heritage is the embodiment of human in the modern science and technology level， is the witness of history. In the process of social development， people have gradually realized the importance of the protection of industrial heritage. 3. Government thrust and guide
3.1 The development and importance of cultural soft power
Culture is the sum total of material wealth and spiritual wealth created by human beings in the process of social development， is the embodiment of fundamental properties and core values of a nation's culture， but also constitute the core strength of a nation.
The rise and decline of culture plays a very important role in the future development of a city and a country's. For the future， the competition between countries is not only military， economic and scientific and technological level of the contest， but more important is the national strength competition， strong cultural strength has become an important factor in the world of the country standing.
In recent years， the "cultural soft power" has been our country as a kind of strong national strength， and the inheritance of the traditional culture and carry forward the promotion to the national strategic position， affirmed the "cultural soft power" is in the process of social development can not replace the role of. University of Tokyo scholar No Yasuji said： "the building is the main content of traditional city style and character of the city， is an important symbol of city culture strength， in the face of globalization has brought the cultural crisis， the protection of traditional architecture is an effective measure to strengthen national culture strength." The traditional Chinese architectural culture as the important manifestations of traditional culture and other rich cultural form together with the construction of China's complete cultural system and national values， are difficult to shake the criterion of moral thinking and behavior and the Chinese people. Thus， the commercial revival of the inheritance of the protection of historic buildings and architectural culture has the profound significance of carrying forward the national traditional culture， is the effective way to promote the development of China's cultural soft power.
3.2 Guiding the planning and policies on the city style
"There is a big crisis all over the world， our city is more the same. This is a pity， because a lot of interest in our life from the spanersity and local characteristics." The lack of traditional architecture and city in the disappearance of features and characteristics of the city， the decision maker and the relevant functional departments paid more attention to， based on the part of the city to formulate corresponding policies and regulations to strengthen the protection of place of city of historical architecture and city of traditional style construction guidance combined with their own specific circumstances. Shanghai promulgated and implemented the "historical and cultural features of the Shanghai area and outstanding historical building Protection Ordinance" （2003） and in accordance with the regulations formulated the "planning area to protect historical and cultural features of old city and town" （2005） to strengthen the protection of Shanghai historic district. According to the situation of Wuhan City， Wuhan City Hall promulgated "Wuhan city style and outstanding historical building protection management approach" （2005）； and Chongqing City Hall in the Interim Provisions of Chongqing city style planning promulgated the "" （2010）. The commercial revival for protection and renewal of historic buildings as well as the inheritance of regional architectural culture and the local government of the city construction requirements fit.
4. Market mechanism promotion
4.1 Upgrading of the consumption structure
In the strong momentum of social and economic development， the income of Chinese residents continue to improve the standard of living improve year by year， according to the National Bureau of statistics data， in 2000 China's urban family Engel coefficient is 39.4%， symbol consumption of urban residents in China has entered a prosperous state from well-off level. The level of per capita income increase， the consumption structure upgrading， the entertainment and leisure functions and services of consumer demand， so as to promote the development of the commercial revival of historical buildings. 4.2 The influence of Consumerism
Consumerism and consumption appears early in the western capitalist countries social economy dominated， become a common phenomenon of social development in the influence of globalization of. Part of the historical buildings in the commercial revival after the main consumer group positioning in the life more rich city middle class； the transformation of building community is usually a semi independent， with introversion characteristics of architectural space form a more intimate semi open space. Both factors resulting in new commercial space to produce a field of exclusiveness， the regeneration of historic buildings become the embodiment of personal consumption capacity， symbol of the identity and social status of the consumer to a certain extent. So the new commercial historic building itself has become a symbol in the consumption process， as a representative of high quality city leisure space.
5. Conclusion
From the perspective of internal reasons， aging of buildings and city space evolution， city historic decline is unavoidable， and thusthe reform and renewal of historic buildings are inevitable. Commercial Renaissance is one of the effective means of protection and renewal of historic buildings. The commercial revival of historical buildings is as a new vitality into the old buildings. The successful operation of city cultural capital after the transformation of historical buildingsachieved good economic benefits that are reflected in the city spirit to keep the city style at the same time. But looking from the external factor， historical buildings in the commercial revival are the continuation of the traditional features of the city； are the construction of cultural heritage，and also are in line with the current social development requirements of the times. History and tradition should not be specimens immersed in formalin， or a stumbling block on the road of development of city， but the times of life， which is a part of people's life. 6.
